Multi Unit, includes DSCR, Low Credit Ex: 610 Credit Score we can do Multi Units,
Multi Units  Loans at 92.5% of the purchase price
Both Fix”N”Flip and Ground up have the same financing. No interest paid until closing
Fix”N”Flip from Single Family to Large Multi Units 100% of the Purchase, 100% of the Fix. This program the borrower must have 4 fixes in the last 5 years, pays only the Cost of Closing, incudes Title and Insurance. Interest is accrued until the property is sold and the lender is paid at closing
Ground Up, includes the cost of the land, infrastructure and verticals 85% of the total project. Use an example the Builder already purchased the land or owns it, the land on a $1M project and has invested funds into any soft costs they are credited with the amount and its applied to the 15%. Ex Land and soft cost $150K, project is $1M the builder would be financed for $850K.
Line of Credit for Builders   Loans up to $5M and the LOC is revolving. The amount you qualify for you can pay down and pull the balance of your approved loan amount  (A Borrower could qualify from anywhere between $500K and $5M) Ex: I have a builder in Maine who is developing a project, its $13M, and they expect to be finished in 40 months and sold out. Perfect Loan for them
